The Harvest House Bed & Breakfast is an exclusive property where every guest reservation is both important and special to us.
Two guests only, no third person in a room without prior approval. Some rooms can sleep a 3rd person, for an additional fee, with advanced notice and approval; must call direct.
If your travel plans change and you must cancel your reservation, please call us at least 30 (Thirty) days* prior to your arrival date to cancel your reservation. In the unlikely event that you must cancel with less than (Thirty) days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can re-book your room(s), a full (less $25.00) or partial refund will be made. Any cancellation outside of 30 days will be charged $25 per room, for handling the reservation (can be charged anytime after booking & normally goes toward your stay). We may charge in full inside 30 days of arrival.
Rates/policies are subject to change and vary during high impact periods and with special requests. *A 45 day cancellation notice is required on whole house bookings and for some holidays and special events.
Check-in: 3:00-6:00 PM. MASKS REQUIRED DURING CHECK-IN AND INSIDE WHEN NOT SEATED. Early check in okay if possible, but please call first . If arriving outside of check-in times, with 24 hours notice it's no problem, just call to make arrangements. Typically, after about 9pm you would do a self check-in. NO CHECK-INS OF ANY KIND AFTER MIDNIGHT MOUNTAIN TIME. Gov't issued picture ID required.

The Harvest House Bed & Breakfast is a smoke free property; however, designated outdoor smoking areas are available.
Quiet please at 9pm, common areas & garden close at 10pm.
Hot tub has limited availability w/approval only, must shower PRIOR to entry, and closes at 9pm. No cooler allowed in room with drain or plug.
WE HAVE DOGS ON-SITE.
No Pets or service animals without prior approval, no exceptions. Please call for help making arrangements for boarding.
If someone shows up w/a service animal that has not been verified and approved, we may refuse service and WILL still charge for entire reservation.

Please be aware that we require a minimum of 2 nights stay, please call direct for anything different. A $25.00 PER ROOM DEPOSIT CAN BE CHARGED AFTER BOOKING. THIS IS NON-REFUNDABLE FOR ANY REASON. HALF OF THE TOTAL WILL BE CHARGED WHEN BOOKING MULTIPLE ROOMS. Multi room bookings will require a NON-refundable deposit of 1/2 total booking price. Typically, we charge in full 30 days prior to arrival. Call us at 1-435-772-3880 for unique situations.
Please be aware that we serve breakfast 7:30-8:30am, Friday, Saturday & Sunday only (Mar-Oct when booking direct). Folks that provide a breakfast time before 7pm the day prior will receive priority (in case you're in a hurry). Occasionally, we are unable to serve breakfast (Fri, Sat, & Sun only, Mar-Oct), a voucher to a local eatery will be provided. We are not a gluten free or nut free kitchen. If you have food allergies, please don't expect zero cross-contamination. We do our best to accommodate food restrictions (with at least 4 days advanced notice only), but options may be limited.
